"The Senior Planner presented revised renderings showing mature landscaping and setbacks from Portage Park. Councillor Mattson opposed the project, arguing it was too tall, too dense, and lacked sufficient community benefit compared to other developments. Mayor Screech defended the project as a suitable location for density along a major transit corridor. Council discussed securing additional park amenities through a covenant."

The voluntary community amenity contribution of $4,000 per residential unit is to be provided prior to building permit issuance; and 4. Prior to building permit issuance, installation of four trees in Portage Park."
