The application to rezone two lots for 20 townhouses was received for information.
"The proposed density (1.25 FSR, 125 units/ha) was considered too high by some councillors (Mattson, Rogers) for a transition area, particularly given the small lot size and the inability to acquire the third adjacent property. Traffic impacts and access/egress onto Helmcken Road were significant concerns that required a Transportation Impact Assessment."
