"Staff clarified the minimum height and density requirements prescribed by the province (10 stories/3.5 FSR within 200m, 6 stories/2.5 FSR within 400m) and confirmed that all development still requires a rezoning application to the Town. Council discussed the removal of certain parcels that were initially included but not strictly required by the provincial definition, aiming for compliance with the minimum legislative requirement."
