Rezoning/Official Community Plan Amendments at 10 and 12 Helmcken Road and 15 and 25 Conard Street

"THAT staff prepare a Land Use Bylaw amendment to rezone the property at 10 and 12 Helmken Road and 15 and 25 Conard Street to a maximum FSR of 1:1.35, building height of 10.75m and maximum number of storeys of 3.5 and amend the Official Community Plan to redesignate the site to a new Camden Avenue Comprehensive Development designation subject to completion of a draft development agreement that includes: A full implementation of Bunt & Associates recommendations and construction of sidewalks along Conard Street (improvements to Conard St. between Camden and Chancellor subject to Latecomers); Commitment to develop a storm drainage management plan; Commitment to develop the project to a Built Green Gold Standard; Dedication of sufficient land along the Helmcken Street road frontage to accommodate a new transit stop. Provision of a car share vehicle for use of strata members. Provision of two bicycles per unit. (COW-70-09)"
