"The application sought a variance to reduce the setback from the sea's natural boundary from 15.0m to 0.0m to construct stabilizing retaining walls. The applicant's biologist explained that due to surrounding concrete seawalls and steep erosion, a soft bioengineering approach was not viable. The proposed gabion and vegetated walls were presented as a hybrid solution to stabilize the slope and support coastal habitat, with an expected lifespan of 75+ years. Councillor Rogers voiced dissatisfaction regarding the lack of native trees in the proposed restoration, prioritizing maximum ecological recovery over the applicant's intended use."
