RESIDENTIAL DEVELOPMENT UPDATE

RECOMMENDATION

THAT the report dated April 29, 2026 from the Director of Development Services titled “Residential Development Update” be received for information.

PURPOSE

The purpose of this report is to provide Council with an update on the total number of dwelling units in large projects, including mixed-use and multi-unit residential developments, that are: currently under construction; or approved by Council but not yet under construction (no building permit).

BACKGROUND

At the Committee of the Whole Meeting on April 11, 2023, the Committee requested that staff bring forward an update on approved large projects (mixed-use and residential developments) in the Town to further understand the current and future housing supply being delivered by the development industry.

The last residential development update report was presented at the Council meeting on August 18, 2025. This report gives Council an update on how the large projects have progressed over the last nine months.

ANALYSIS

Figure 1 below is a map identifying the total number of dwelling units currently under construction in the Town, as of April 29, 2026.

As summarized in Table 1 below, there is one large residential building under construction in the town for a total of 82 new strata dwelling units. The table also identifies the large projects that have been completed since the last update in August 2025, which includes 313 rental dwelling units.
