RECOMMENDATION:

THAT Council approve Development Permit 2013/08 as per the plans attached to the report dated May 29, 2013 from the Planner.

PURPOSE OF REPORT:

The purpose of this report is to present an application for a Form & Character Development Permit for the property zoned as C-9: Brew Pub at 199 Island Highway.

BACKGROUND:

The owners of the Four Mile House have recently rezoned and consolidated 191 and 199 Island Highway into one parcel (199 Island Highway) zoned C-9: Brew Pub. The owners have made an application for a Form & Character Development Permit to permit the issuance of a Building Permit for the addition of brewing facilities within the existing building on the site.

PROJECT INFORMATION:

There are no significant additional considerations regarding the form & character of the building or landscaping as a result of the proposed changes. The changes made are to the rear of the building and are, in staff’s consideration, an improvement to the appearance of the building and consistent with the existing architectural style. The changes are limited to the enclosure of the existing indoor/outdoor patio and the loading bay. There are no additional landscaping requirements for the property. Staff has included some perspective renderings in the attachments as provided by the applicant.

The number of seats in the restaurant is being reduced to accommodate the brewing facilities; as the parking is not changing staff does not anticipate any parking issues.

RECOMMENDATION:

THAT Council approve Development Permit 2013/08 as per the plans attached to the report dated May 29, 2013 from the Planner.
