Below is a description of the conceptual lighting design for the Six Mile Furniture addition, based on preliminary comments received from the Town of View Royal:
Lighting:
i. Building and site lighting should be sufficient to ensure pedestrian and vehicle safety. a. RESPONSE: Building and site lighting to meet the requirements of B.C.B.C. 2012 and ASHRAE 90.1 requirements; power allowance is as follows 0.06W/ft² for parking areas and 0.7W/linear foot for pedestrian areas and with the design illumination target of 10 Lux.
ii. Outdoor lighting should be regulated to control the quantity, quality and direction of night lighting. Lighting fixtures that are “dark skies” friendly to limit light pollution at night are encouraged. a. RESPONSE: Lighting regulation will be accomplished via fixture selection, fixtures will be specified with full cut off configuration, integral reflectors and spill eliminators for optimal optical distribution to meet direction and quality requirements, quantity will be determined via the power allowance described above.
iii. On-site lighting standards should be pedestrian scale, while providing sufficient light for automobile traffic. a. RESPONSE: Lighting standards to be specified to meet this requirement. Site will utilize a combination of poles mounted fixtures, bollards and exterior building mounted fixtures to meet pedestrians and vehicle traffic requirements. It is anticipated that the majority of site lighting will be provided by building mounted fixtures.
iv. Lighting standards should be consistent with street furniture and garbage / recycling containers. a. RESPONSE: Colour and style selection of the lighting standards to be in coordination with Architect and landscape architect to ensure consistency with existing street furniture and containers.
v. Outdoor electrical outlets should be provided at regular intervals to facilitate the installation of seasonal/decorative outdoor lighting. a. RESPONSE: Weatherproof outdoor receptacles will be provided under soffits on each exterior building façade to meet this temporary lighting requirement. These receptacles to be connected to a photocell and timer to meet ASHRAE control requirements.
vi. Where pole mounted lighting is necessary, light standard luminaries should be no more than 40,000 lumens and mounted on poles no more than 5 metres high. a. RESPONSE: Pole mounted light fixtures will provide no more than 5000 lumens typically to meet the ASHRAE design requirements for exterior lighting power allowance. Pole mounted fixtures will be between 3 and 4 meters in height.
