November 8, 202114 Erskine Lane, Unite #3Opposition to 5-story building proposal

November 8, 2021

TO: Mayor David Screech and Councillors of View Royal

FROM: Paul & Gayle Mantell 14 Erskine Lane, Unite #3

SUBJECT: Proposed Development at #8 & #10 Erskine Lane

We have owned our townhouse, Unit #3. at 14 Erskine Lane since 2002. The proposed development is located directly behind our unit.

Whilst we are not against development, we do have concerns................!!

We would be against the new proposal for the development to increase the height from 4 stories to 5 stories!

Will there be underground parking for the residents of this proposed development?

There are currently trees behind the common fence which provide privacy and a noise barrier. What will this new development do regarding these issues?

Our major concern is the increase in traffic, pedestrian accommodations and street parking allowances. This really is an ISSUE as there are currently 2 other developments approved for Erskine Lane and resulting in a huge density of both vechicles and pedestrians. This is a dead-end street with no other access other than from Watkiss Way. We can foresee MAJOR issues with traffic having only one in/out and therefore there MUST be another exit/entrance to Erskine Lane when this density is allowed!!!

We look forward to the council making the RIGHT decisions for this dead-end street development that will make us all live happily in our homes in this neighbourhood!!
