The owner of 157 View Royal Ave is requesting a variance permit to construct a potting shed on the property. The zoning bylaw section 4.6.6 states the total lot coverage of accessory buildings and structures can not exceed 60m2.
156 View Royal Ave is comprised of 2 separate adjacent parcels that are used together as the family property, share a common driveway, electrical, water, and sewer service. PID027-112-217 where the main house and the subject new shed are located are on a parcel 2.94 acres. Most of the property remains as forest. PID 000-153-419 is the adjacent property, which is 1.2 acres and has a small one-bedroom cottage and a storage shed. Most of this property remains as forest.
The location of the proposed potting shed was chosen because there will be no trees removed, no excavation required, no impact on the neighbors, and no impact on setback.
The structure will be used as a gardening shed/greenhouse, with a half bathroom attached.
