Dear Mayor Tobias,

The application for a sign permit with variances at Aspire (1301, 1303, and 1305 Burnside Road) comprises building and directional signage designed to facilitate navigation and fit with the building aesthetic.

The requested signage variances are essential to ensure clear, effective identification and wayfinding across the site, which includes multiple buildings and access points. Increasing the number and size of freestanding signs improves site visibility from all major site entry points, helping both pedestrians and drivers—including delivery personnel and emergency responders—locate the property quickly and safely. Allowing additional wall signs and their placement on key elevations, such as the flank yard and inner courtyard, ensures that each building is properly labeled and easily identifiable. This is particularly important for Building 3, which contains a leasing office (experience center) that must be clearly marked for visitors and residents. The variances to increase the sign area will enhance readability and visibility, especially during evening hours or low-light conditions. Overall, these signage adjustments are necessary to support safe navigation, improve user experience, and accommodate the scale and functionality of the site.

The following is a summary of variances as reviewed by the Planning Department:

  • Sign 1: Variance required – area exceeds maximum for a freestanding sign.
  • Sign 2: Does not require a variance.
  • Sign 3: Variance required – area exceeds maximum for a freestanding sign.
  • Sign 4a: Does not require a variance.
  • Sign 4b: Does not require a variance.
  • Sign 4c: Variance required – wall sign.
  • Sign 4d: Variance required – wall sign, increased area.

The proposed signage designs compliment the site redevelopment and the neighbourhood context by providing a strong placemaking identity and easy to navigate site information. We hope this proposal meets with your approval.
