RESIDENTIAL DEVELOPMENT UPDATE REPORT
RECOMMENDATION
THAT the report dated August 18, 2025, titled “Residential Development Update Report” prepared by the Director of Development Services be received for information.

There are no alternative options associated with this report.
PURPOSE
The purpose of this report is to provide Council with an update on the total number of dwelling units in large projects, including mixed-use and multi-unit residential developments, that are: currently under construction; or approved by Council but not yet under construction (no building permit).
BACKGROUND
At the Committee of the Whole Meeting on April 11, 2023, the Committee requested that staff bring forward an update on approved large projects (mixed-use and residential developments) in the Town to further understand the current and future housing supply being delivered by the development industry.
The last residential development update report was presented at the Committee of the Whole meeting on November 12, 2024. This report gives Council an update on how the large projects have progressed over the last nine months.
ANALYSIS
Figure 1 below is a map identifying the total number of dwelling units currently under construction in the Town, as of August 18, 2025.

As summarized in Table 1 below, there are a total of five large projects under construction or near completion in the Town for a total of 445 new dwelling units, including 313 rental units and 132 strata units. The Table also identifies the large projects that have been completed since the last update in November 2024.
