MEMORANDUM

INTRODUCTION

Merdyn Development Group is proposing an urban townhouse development at the corner of Camden Road / Helmcken Road. The proposed development will have a strata road access off Camden Road. The strata road is proposed to be 6.7m curb to curb and a total of 9.22m from garage door to garage door. The garages on the north side have opening width of 2.74m and depth of 5.56m while the garages on the south side are smaller with 2.44m opening widths and 4.90m depth (to edge of bicycle parking inside). This memo will review the ability of vehicles to reverse out of the north and south side garages.

VEHICLE TYPE

The vehicles using these garages will be passenger vehicles which could range from small cars to small pick-up trucks. The most common type of vehicle these days is an SUV. The TAC “Passenger Vehicle” is illustrated as a car; however, the dimensions of this design vehicle are 5.6m long and 2.0m wide. The width of most vehicles are relatively similar at 1.8 to 1.95m. Therefore, the design vehicle is only slightly wider than standard vehicles of all sizes (below mid-sized pick-up truck). The length of a mid-sized SUV ranges from 4.3m to 4.7m and large SVUs up to 5.0m in length. Both of these vehicles are below the length of the TAC Passenger Vehicle by as much as 1m. The TAC Passenger Vehicle design vehicle actually represents a Ford 150 style truck. This size of pick-up truck is expected to be unlikely for someone purchasing and living in this type of urban townhouse environment.

SWEPT PATH ASSESSMENT

Swept path assessments were undertaken for the passenger vehicle for both the standard and small garages and from middle of the site as well as the end units where the road only extends 2.26m beyond the driveway.

Vehicles, the size of a pick-up truck, exiting from the north (standard) and south (small) garages may have to make one correction if they only utilize the roadway. If they utilize the opposing short section of driveway the trucks can reverse out of the small garages without having to make a correction.

For the expected SUV sized vehicle, they are able to exit from both sizes of garages without having to make a correction or utilize the opposing driveway space. The swept drawings can be found in Appendix A.

CONCLUSION AND RECOMMENDATION

The proposed strata road width and garage sizes (standard and small) allow for a Ford 150 sized pick-up truck (TAC Passenger Vehicle) to exit from the garages without any issues. Any vehicle smaller than a pick-up truck will have easier maneuvers and would not require the opposing driveway to exit in one movement.

Therefore, the proposed driveway, garage widths, and strata road design are acceptable for the proposed urban townhouse development.
