  • Project arborist to supervise all excavations/additions of fill re. sidewalk and patio within the CRZs of M1 and M2.
  • Project arborist to supervise all excavations related to foundation installation within the CRZs of OS1-OS3.
  • Project arborist to supervise all excavations/additions of fill related to sidewalk, patio, retaining wall, curb/gutter, fence, and bike lane installation, as well as grading activity within the CRZs of M4-M9.
  • Install tree fencing as shown. Fencing for M4-M6 shown in demolition phase orientation; may be adjusted at BP. Recommendation

14, 14A Helmcken & 6 Camden Ave

THAT following the adoption of Zoning Bylaw No. 900, 2014, Amendment Bylaw No. 1131, 2025, Council authorize the issuance of Development Permit with Variances Application No. 2024-05, for 14, 14A Helmcken Road and 6 Camden Avenue, in accordance with plans submitted to Development Services Department on April 1, 2025, and subject to:

a. The proposed development meets all of the Town's Zoning Bylaw requirements, except for the following variances: i. reduce the rear yard setback from 6.0 m to 3.0 m ii. increase the total maximum number of small-car parking spaces from 4 to 5 spaces; iii. reduce the minimum width of a manoeuvring aisle from 7.6 m to 6.7 m; and iv. locate a residential heat pump within the flanking yard.
