In response to your e-mail. The request to complete the deficiencies list left by the P-Engineer, was intended for you to complete prior to having the Third-Party review of the project. This past Friday, I had a call from APEC recommended engineer. You had him on site a couple of weeks ago. He is prepared to review the work carried out by Mark and provide you with a third-party review, for the project.

He will be in touch with you. In any case, you do have issues that should be resolve soon.

As you are aware, I am only working for View Royal Municipality while the new inspector transitions into the position. I trust that you will deal with the Apec Engineer to resolve all your concerns.

Hello Robert,

I was confused by your enquiry about the items on the list from Mark being done. As we stopped working on the project when we suspended Mark’s contract due to him not addressing our concerns about the 3 failing 6x6 posts. Since then we’ve had 2 more 6x6 posts fail. So, until the posts issued is addressed, we are not working inside the compromised building.

I did speak to John regarding your enquiry about what has been completed. John advised that he has completed all 34 items and only refused to complete 1 item. This is regarding the plumbing to the bathroom in my mom’s bedroom. When John asked Mark for clarification, he received hostility and ridicule. According to Mark’s item # 32 of his instructions, it states remove plumbing and add 2 - 2x12 additional floor joists. As John was told he couldn’t cut into the joist following Mark’s instruction would mean deleting the toilet in that room. Mark was obstinate and rude and refused to clarify his instruction, the only one who understood what John was asking was Trevor. As none of the items on any Mark’s list relates to the warping and cracking 6x6 posts, although Mark notes that the floor is unlevel and soft which is obviously related to the 6x6 posts.

Mark has made John the villain in this project unfairly as this is John’s fourth house he has built by himself, with no help. All other houses have engineer stamps and occupancy permits. John knows how to do this job, and has never had a problem doing the items shown on the print. Too be clear moving forward on this project will require the weight of drywall, hardwood floors, furniture, kitchen cabinets and quartz countertops etc. This clearly will be a problem if the 6x6 posts are shown to be insufficient: that is why we stopped.
