RESIDENTIAL DEVELOPMENT UPDATE REPORT

RECOMMENDATION

THAT the report dated April 29, 2024, titled “Housing Supply Update Report” prepared by the Director of Development Services be received.

PURPOSE

The purpose of this report is to provide Council with an update on the total number of dwelling units in large projects, including mixed-use and multi-unit residential developments, that are: currently under construction; or approved by Council but not yet under construction (no building permit).

BACKGROUND

At the Committee of the Whole Meeting on April 11, 2023, Council requested that staff bring forward an update on approved large projects (mixed-use and residential developments) in the Town to further understand the current and future housing supply being delivered by the development industry.

The last residential development update report was presented at the Committee of the Whole Meeting on October 10, 2023. This report gives Council an update on how the large projects have progressed through the fall and winter months.

DISCUSSION

Figure 1 below is a map identifying the total number of dwelling units currently under construction in the Town, as of April 28, 2024.

Table 1 below provides a summary of each large residential development that is either under construction; or development permit approved by Council, but a building permit has not been received or issued yet.

CONCLUSION:

There are a total of six large projects that are currently under construction and on large project with an approved development permit; however, building permit is currently under review. Each category can be summarized as follows:

  • six large residential developments currently under construction will deliver 772 new dwelling units, including 550 rental units and 222 strata units, within the next two years.
  • one large residential development is currently under review for a building permit. When this building permit is approved, it will deliver another 79 rental dwelling units.

To conclude, staff recommend that Council receive this report for information.
