We are seeking to get our existing structure on the waterfront compliant with all DND and Municipal guidelines. The original structure has been in this location since the 1950's or earlier and has only been updated due to a change in water flow and consequent storm damage that destroyed the supports of the existing boathouse causing it to fall into the small bay it was supported over.
The rebuilding in this location was modified in regards to the exisiting survey at the time. This survey showed that the previous structure was built with a significant intrusion into Municipal jurisdiction. During the rebuilding of the current structure, it was designed to use existing supports and also shifted so that it would not have any of its footprint outside of DND leased property. A 5 year lease was granted for the area from the DND, and has since expired as of December 31, 2014. The renewal of the lease is pending a process in effect by the Township of View Royal.
We are currently in a position that requires us to acquire a Development Permit. The main reason this is required is that a new Natural Boundary survey was completed after the current structure was completed, and this survey shows that an existing area that has always been utilized for supporting the historical building, and also the new structure, is within Municipal jurisdiction. The area inside Township jurisdicion is minimal and has always been utilized to span the area that the boathouse sits over.
The renewed boathouse has resulted in an updated and safe structure that matches the upland property and was designed to keep privacy for neighbours on either side of the property. Furthermore, the structure was designed with a low slope roof, and windows on only the front and back so that privacy for the neighbours was not an issue.
We are also submitting letters of support from our neighbours in addition to pictures and further data to support our Developlent Permit application in the hopes that it can be approved as this structure was under a foreshore lease, and only since a new natural boundary survey was completed was it an issue for further processes to be completed to satisfy the Township of View Royal's development guidelines.
