Dear Mayor Hill and Council:

Please accept our Development Variance for the creation of four lots at 256 and 258 Plowright Road. The site 0.59 acre (256 Plowright Road) and 0.7 acre (258 Plowright Road). This is a regular shaped, mostly level site with some rock outcroppings and two long panhandle driveways. This site is surrounded by older single family homes and townhouses, across the Island Highway and the new townhouses under construction on Island Highway.

Our proposal is to create four strata lots and to build 2 new houses. There are two existing houses on the site, one of which has been remodeled , including a new colour and trim as of last year, and the other house will be improved with a new colour and landscape. The old garage has been demolished. A new workshop at 256 Plowright Road has been built 5 years ago with the permit from the Town of View Royal .The house at 256 Plowright Road has been extended and updated with the Permit/Variance permit in 1992.

This new road would be used as the access road to existing houses and newly created lots.

Support of the Application is recommanned for the following reasons :

  1. We believe that this proposal with the new buildings and renovated old buildings will compliment and improve the condition the surrounding area. This development is both enviromentally and economically sustainable. It improves the existing use on the site , increase the density on this residential site, and generates an improved tax base for the Town of View Royal, arising from the four new lots and buildings.
  2. All public infrastructure and services to the site are sufficient and available at the road.
  3. This development is designed to maintain the Garry Oak and the larger Fir trees on site.
  4. This development will use native landscaping stock and with the exception of some limited new lawn area. This area will maintain the current landscape and vegetation.
  5. This development includes the proposed storm drain under the road, and existing sewer.
  6. There will be a common cladding/colour theme using horizontal siding , stucco and timber. As a result, the new building along with the renovated buildings, will complement and improve the conditions in the surrounding area.
