PURPOSE:

To establish a policy to clarify which areas of buildings are to be measured as floor area until such time as the Land Use Bylaw, 1990, No. 35 is amended.

DEFINITIONS:

This space intentionally left blank.

POLICY:

1.0 This policy does not replace the definition of “Floor Area” specified in Land Use Bylaw, 1990, No. 35, but clarifies measurement protocols through additional details.

2.0 Measurements of floor area is to include all space up to the outside of the buildings sheathing or foundation, except where floor are is located within the framing of roof the measurement of floor area will be taken to the interior face of the dwarf or pony wall.

3.0 Crawl spaces are exempt from being measured as floor area where

  • 3.1 The height from the ground seal to underside of the first storey floor joists is no more than 1.5m (5ft), except that crawl spaces may have some areas where the height is more than 1.5m (5ft) provided the floor is unfinished and has a slope more than 5%, and
  • 3.2 The underside of the first storey floor joists are no more than 1.2m (4 ft) above average grade.

4.0 The measurement of floor area does not include any accessible space within the framing of the roof where the height from floor to the underside of ceiling rafters is no more than 1.5m (5ft) for the entire space.

5.0 The measurement of floor area does not include open spaces, such as occur above stairwells or where vaulted ceilings and open to below construction techniques are employed.
