Re: Development Permit 2429 Chilco Rd. – Thetis Vale Phase 6

Attached is our application for a Form and Character Mixed Residential (M-R) development permit for our Townhouse site on Chilco Rd.

The property meets the use requirements of the OCP and is zoned CD-19B Mixed Residential which permits 22 units. The proposed development does not require a variance.

This townhouse site provides a variety of housing types to the largely single family neighbourhood, which will accommodate different ages and incomes. Townhouses are a more efficient use of land allowing for more open space and park dedication on this site.

All homes have ground level entrances with garages and depending on the togopgraphy will be two storeys or single storeys with walk out ground level patios. All units will have private balconies and patios with views from the rear looking over park areas.

Units will have 'hardie plank' siding with cedar shake features in the gables and some stone highlights in the façade. A landscape plan is attached.

Built Green standards are employed in all Limona Construction Projects and will continue on this site.

This is a strata development so the strata owners will be responsible for the ongoing maintenance of the site.
