General Notes THE LOCATION AND ELEVATION OF EXISTING UNDERGROUND SERVICES ON THIS DRAWING MAY NOT BE ACCURATE OR COMPLETE. THE ACTUAL HORIZONTAL AND VERTICAL LOCATIONS MUST BE CONFIRMED BY UTILITY COMPANIES AND THE CONTRACTOR PRIOR TO THE TO THE START OF ANY EXCAVATIONS.

Site Plan Notes

  • Contractor Connection: Contractor to connect 150Ø sewer service to existing SIC. Approx. invert 21.85. Confirm invert prior to connection.
  • Storm Drain: Install PVC cap on storm drain. Invert 22.81.
  • Catch Basin: Install Langley 600x600 square concrete CB. Use Bonney B-27 frame and grate or approved equal.
  • Detention Rock Pit: Proposed detention rock pit. See detail this sheet.
  • Lawn Basin: Langley concrete 600Ø lawnbasin frame and grated lid (STD DWG LB-2) or approved equal.
  • Storm Service: Install new 150Ø PVC storm service and IC. Invert 22.64. Contractor to confirm storm main invert prior to construction.
  • Pipe Installation: Install 1.65m - 150Ø PVC storm service @ 2.00%.
  • Water Services: CRD water services to install new 50Ø service and 38M meter c/w Brooks Box #66.
  • Trees: Remove existing tree (TYP).

Detail 1: Detention Rock Pit (NTS)

  • 150mm PVC SDR35 connection from building roof leaders - location to suit.
  • 100mm perforated PVC pipe within rock pit.
  • 100mm PVC overflow; discharge to DIC and municipal drainage system.
  • 100mm perforated PVC pipe capped at edge of rockpit.
  • Dimensions: 5.00m width; 8.20m diagonal; slopes at +/- 1.00%.

Detail A: Detention Rock Pit (Section)

  • Surface Treatment: Run-off treated through bio-filtration landscaping. Provide positive drainage toward lawn basin from all directions.
  • Lawn Basin: Langley concrete 600Ø lawnbasin frame and grated lid (STD DWG LB-2) or approved equal. Set 25mm above grade to promote ponding and infiltration.
  • Overflow Pipe: Provide bracing for SCH 40 riser (overflow) to inside of lawn basin (approved by engineer in field).
  • Geotextile: Non-woven, needle punched medium geotextile as approved by engineer.
  • Backfill: Clay backfill or approved equivalent on downhill side of rockpit, to be approved by engineer.
  • Piping:
    • 150mm PVC from building perforated within rock pit.
    • 25-150mm clear washed drain rock or approved equal.
    • 150mm discharge @ min. 1.0% to DIC.
    • 150mm PVC 90° PVC bend c/w 25mm orifice holes (see stormwater management report).
    • 100Ø perf. PVC capped at edge of rock pit. Rotated for clarity.
  • Elevations:
    • Top Grade: 23.40
    • Overflow Level: 23.18
    • Active Storage Level: 22.58
    • Base Elevation: 21.50 MIN.

  • Reinforcement: 2-15M continuous rebar
