Tuesday February 28th, 2023 | 4:30 PM – 6:30 PM
The material boards presented this evening are intended as a tool to assist you in envisioning the opportunities associated with the site located at 296 Eltham & 242 Helmcken Road. Given the preliminary nature of this project, it is important for us to hear from you, the View Royal Community. Your ideas, preferences, visions as well as any concerns you may have will help us to design a project that will ensure the most livable and appropriate development for all those that may be affected by this proposal, including our immediate neighbours and the potential future residents.
We encourage you to be as candid and detailed in your written comments below. Your important written feedback will be gathered in the submission boxes and a summary of the response will be taken into consideration in the development of that plan. Your feedback will also be reviewed and considered by View Royal Council as well as the Local Planning Department.

Comments: I am new to this area therefore have not experienced all future disadvantages. So far there haven't been any bad ones, however, there can & will be with the addition of all the extra traffic to come. etc. Living it is believing it!

Comments: We need to ensure that the ability to turn left (South) out of Eltham Rd is retained. Specifically that View Royal does not add a double solid.
Additionally, lions gate, ashley gate, the developer, and view royal should consider enabling traffic to exit from the south east driveway (by the preschool) onto island highway, at least westbound.

Comments: THIS DEVELOPMENT SEEMS TOO DENSE FOR THIS STREET. ELTHAM RD IS ALREADY BUSY & PARKING IS VERY DIFFICULT. NOT EVERYONE CAN WALK & WE NEED A VEHICLE GOING IN + OUT OF ELTHAM. THERE IS ALREADY A LOT OF TRAFFIC & GETTING IN & OUT IS VERY FRUSTRATING. WOULD LIKE TO SEE SOMETHING AT ELTHAM + HELMCKEN TO MAKE IT EASY TO TURN LEFT ONTO HELMCKEN

Comments: Turning left on Eltham onto helmcken - Visitor parking for townhouse complex as Eltham Road has few visitor parking due to two business on street.
Too much density and more traffic.

Comments:
- Suggest fewer parking spaces (now 2 per unit) in favour of 1 per unit plus 1 or 2 car shares in order to cut emissions; encourage use of bikes, public transport
- Eltham/Helmcken intersection very busy, especially for left turns. Possible improvements: roundabout on Helmcken OR allowing left (and right turns) on to Island Hwy from Lion's Cove and Ashley Gate - would require light on Isl. Hwy or roundabout.
Concerned about increased encroachment with cars (doing turnarounds) & pedestrians through Lions Cove and another 2-3 yrs of dust noise, congestion

Comments: I feel the "traffic" issue needs more attention from our government to consider the access issue that needs lights, signs: maybe some more electric vehicles.

- Concern with the removal of 9 trees + only maintaining 1.
- Contractors drive large vehicles, including propane that can't park in parkade during construction
- Large concerns with traffic flow exiting Eltham Rd onto Helmcken + parking on Eltham Rd (already difficult to maneuver into Lion's Cove. + for emergency vehicles to access L.C.

Comments:
- Concerns around OCP/FSR density with 20 units on a 2 lot size parcel addressed going to 15 only.
- Underground parking a must
- Turning left on Eltham, without a light, is a major concern. Lions Cove + Ashley Gate residents have gated egress/entrance to Old Island Hwy, so adding 20 x 2 = 40 cars + the service vehicles (delivery + waste removal truck etc.) will place a big load on such a short street as Eltham.
- Green space (I like the idea of rooftop garden!) is at a premium and a common central, courtyard green space for children to play safely in is necessary
