HOUSING SUPPLY UPDATE REPORT
RECOMMENDATION
THAT the report dated April 27, 2023, titled “Housing Supply Update Report” prepared by the Director of Development Services be received.
PURPOSE
The purpose of this report is to provide Council with an update on the total number of dwelling units in large projects, including mixed-use and multi-unit residential developments, that are: currently under construction; or approved by Council but not yet under construction (no building permit).
BACKGROUND
At the Committee of the Whole Meeting on April 11, 2023, Council requested that staff bring forward an update on approved large projects (mixed-use and residential developments) in the Town to further understand the current and future housing supply being delivered by the development industry. Staff have prepared a map and table to provide a comprehensive overview of housing supply for Council’s information.
DISCUSSION
Figure 2 below is a map identifying the total number of dwelling units currently under construction in the Town, as of May 3, 2023.

Table 2 below provides a summary of each large development that is either under construction; or development permit approved by Council, but a building permit has not been received or issued yet.
CONCLUSION
There are a total of three large projects that are currently under construction and four large projects with approved development permits; however, building permits have not been received or issued. Each category can be summarized as follows:
- three large developments currently under construction, which will deliver 446 new dwelling units, including 354 rental units and 92 strata units, within the next two years.
- four large developments have development permits; however, building permits have not been received or issued. If building permits are issued for these four projects then they will deliver 435 new dwelling units, including 234 rental dwelling units and 201 strata units.
To conclude, staff recommend that Council receive this report for information.
