SUSTAINABILITY & CLIMATE CHANGE IMPACTS:

• Impacts to on-site trees; 43 proposed to be removed
• Long-term recovery of urban forest via new landscaping
• Proposal must meet Step 2 British Columbia Energy Step Code requirements (BP Application)

FINANCIAL IMPLICATIONS:

• The Town will be responsible for maintaining a new signalized intersection, sidewalks, a boulevard, and new trees in the right-of-way once installed by the applicant at their expense.

NEXT STEPS:

Prior to First and Second Reading:

• Confirm fire truck access to the site.
• Revise location of outdoor amenity areas (dog park and BBQ area).
• Further clarifications and revisions to architectural drawings.
• Applicant to consider opportunities for further enhancement of building design and siting to align with OCP Form and Character Guidelines.
• Further review and discussion for opportunities of community amenity contributions.

RECOMMENDATION:

THAT the report dated August 29, 2023, from the Community Planner titled “Rezoning Application 2023/01 – 339, 341, & 345 Island Highway” be received for information.
