Dear Mayor & Council,
Re: DP Application for 2820 Shoreline Drive
As the designers for the proposed renovation and addition at 2820 Shoreline Drive, we are making a DP application on behalf of the owners. Included in our application, are architectural drawings for the project, as well as an environmental overview assessment of the proposed improvements to the house and property.
We recognize and have chosen to renovate and add on to the existing house, understanding that this approach has much less of an environmental impact than a full demolition and new construction. In order to accommodate much needed space for the owners, we have designed an addition that observes the 15m shoreline setback to the north. Together with the side yard setback to the south, a small, irregular shaped buildable area is defined, and we have responded with as compact a footprint as possible - one that seeks integration into the natural environment and surrounding landscape with a one level design.
Foundation walls on the north (ocean) side are held back from the cantilevered exterior walls in an effort to eliminate over excavation into the 15m setback. To protect the exterior glazing from rain and coastal weather, a 1m overhang projects past the setback, however, it has no negative impact to neighbours or the adjacent habitat. Throughout our design process, we have consulted James Davison from the View Royal planning department, for his review and support of our proposal.
The areas immediately next to the addition will be rid of all invasive plant species and restored and replanted with native shoreline vegetation for an overall net gain. There will be no loss of trees in the construction area, as we seek to blend in with nature as much as possible.
