Re: Proposed Landscaping

As requested, we have reviewed the design of the proposed landscaping, concrete stairs and retaining walls which would be located within the slope adjacent to the shoreline. We were engaged by the previous owner of the lot in 2016 to provide an assessment of the area where a similar landscaping scope was proposed within the shoreline Development Permit Area. We herein provide our associated comments and recommendations relating to the proposed work as shown on the drawings you provided. Our work has been carried out in accordance with, and is subject to, the attached Terms of Engagement.

As shown on the conceptual plans, the proposed landscaping would comprise a concrete staircase with an adjacent retaining wall being less than 2.5 m high, as well as small terraces of boulders/concrete walls, and interspaced planting areas. Based on our previous site reconnaissance, bedrock is known to be present along the shore and is expected to be relatively shallow within the area. We also note that fills were present within the slope and very stiff to hard native clay soils may be encountered.

From a geotechnical perspective we consider the proposed construction to be feasible. We recommend that the new walls (concrete designed by others) and hard surfacing be supported atop bedrock, approved native soils or engineered fills. All subgrade should be inspected by Ryzuk prior to placement of concrete or fills and we note that the bedrock surface may need to be made level or concrete foundations/boulders secured to resist sliding, pending review of the conditions at the time of construction. All work to conform with municipal, provincial, and federal bylaws/guidelines/permitting and any encroachment into neighboring properties should be approved in writing by the respective owners.
