Re : fence height variance st 117 View Royal Avenue

We own the property at 111 View Royal Ave and are directly below the owners at 117 View Royal Avenue.

We would like to submit the following observations regarding the building of the new house and now the request for the fence and retaining walls.

The house was built as a “renovation”. This is absolutely not true. It was not a renovation.

The driveway was installed as an “existing driveway”. Absolutely not true. The driveway was cut in by the new owners - and later not properly tied in to the municipal byway. Our expectation was that the town would not approve this new driveway installation given the “hidden driveways” signage on View Royal Avenue. please see google street view map attached indicating no existing driveway prior to the start of construction.

The owners said they were withdrawing their application for the sport court and the exceptionally high fence. Absolutely not true - here is the variance request before us. We are very happy to see children playing outside and for us, noise is no concern.

But the fence is more than double what a schoolyard or playground uses . How is this necessary? Especially when it impedes the Richardson’s View? And as an adjacent property we were not notified of the variance.

We have stood by silently trying hard to be good neighbours. The placing of this variance back on the table shows a severe lack of consideration by the applicants.

We support the accommodations that are reasonable and that don’t directly affect others, but this fence issue is beyond ignoring.

We ask that the Town request that the fence height be kept within the residential height requirements.

Sincerely,
Dawn and Pat McCooey
