PURPOSE OF REPORT
To introduce a rezoning application to amend the zoning at 110 High Street from R-1 (detached residential) to R-2 (duplex) to permit the construction of a new duplex on the property.
The proposal is consistent with the Residential Land use Designation in the Official Community Plan and complies with the R-2 Zoning.

Next Steps:
The applicant should provide a tree protection plan prior to this application moving forward. There are trees on site and on the Town boulevard that should be examined and where possible, siting refinements could be considered.
Once a tree protection plan is received, staff will prepare bylaws to brig forward for Council consideration.
