SUBJECT: Letter of Support for Parking Variance Application — Kyle Velikovsky at 254 Island Highway

I am writing to formally express my support for the parking variance application submitted by the potential buyer, Kyle Velikovsky / White Wolf Homes, for the property located at 254 Island Highway. I am a neighboring property owner, residing at 247 Stormont Road.

I have had the opportunity to meet with the applicant to discuss their proposed business use for the property, and I understand the nature of their operations. We discussed the current requirement on minimum parking required for the proposed business usage, and I am in agreement that this minimum should be reconsidered given the following points:

  • I believe onsite employee and customer parking demand will not be as substantial as the estimates outlined in the current application process. There are two similar construction-related businesses that adjoin the property which have similar parking spaces to the current property in question - and I have not noticed any undue parking pressure or negative impact from their operations.
  • I understand the applicant is committed to mitigating potential parking concerns by encouraging alternative transportation. They plan to install bike racks and a shower facility for employees who commute by bicycle.

I am confident that the applicant has sufficiently considered the parking needs of the business and planned accordingly to minimize any neighborhood impact. I hope this letter supports the applicant’s efforts in securing this property and business licence, and laud their efforts in reaching out to members of the community in developing workable solutions to our concerns.
