Further to a request from our client, we have reviewed the existing available municipal infrastructure for the proposed subdivision lot. Attached is the February 24, 2020 Revision 1 servicing plan for the existing unsubdivided property. At the time of the property home building permit and with View Royal’s consultation, the sanitary and drain gravity services were planned to service the future new subdivision lot. The developer installed portions of these future sanitary and drain rear lot services from the Glenairlie Place property line to the proposed Suzzane Place lot.

The new lot will have a storm management system to meet the Town’s bylaws and engineering requirements. A 38mm (or 50mm) water service would be provided to the new lot. We discussed the subdivision proposal with the CRD Water District, and they confirmed there are no capacity or pressure issues in the neighbourhood. Preliminary Fire Underwriters Survey (FUS) calculations were done to determine the required fire flow demand compared to the available supply for the proposed lot. As the Glenaire Drive crescent has a 150mm diameter single feed water main, the new house will need fire sprinklers to satisfy the maximum watermain velocity criteria for CRD Water.

For hydro and communications, the service is proposed from the power/tel pole across Suzanne Place. The service is envisioned to be overhead. If required by the Town, an underground Hydro/Tel service would be constructed. There is a natural gas main on Suzzane Place.
