Purpose of the Sustainability Checklist:

The checklist is intended to assist applicants to plan projects that further the sustainability objectives of the Town’s Official Community Plan (OCP) and Community Climate Action Strategy (CCAS).

How is the Sustainability Checklist Used?

The applicant must complete the sustainability checklist and submit with development application. Staff will review and evaluate the checklist for accuracy and completeness. The checklist will be attached to the staff report for Council’s consideration.

Who needs to submit a Sustainability Checklist?

Applicants are required to complete a Sustainability Checklist for the following types of applications:

  1. Rezoning
  2. Development Permit
  3. Development Variance Permit, if applicable.

Things to Note:

  1. Not all elements of the checklist may be applicable to all applications. If you think a particular question is not applicable, please explain.
  2. Statements such as “will consider” and “attempt to be” do not constitute a proposed outcome and are not acceptable. The statements must be realistic and propose attainable results.
  3. If you require further space, please feel free to attach additional information to this document.

Y The site currently contains one oak tree, one large and one smaller mature maple on the side property line. An arborist assessment confirmed the two trees are very close together, likely share intermingling roots and a large hole has developed between them due to the large rotten maple leaning over. The large maple is a hazard that should be removed immediately. The smaller maple also may have compromised roots, shows movement at the base of the tree during a pull test with the weight of one person. It is the opinion of the arborist that the tree “poses more risk than the value it brings. The damage this individual could case falling on the neighbour’s property would likely outweigh the cost of removing, and replacing the tree altogether. This would create an opportunity for installing a better, longer living tree in soil uncontaminated by invasive Vines”

The adjacent property owner shares interest in enhancing the property line through thoughtful replanting and beautification. Opportunity to improve species diversity, long-term canopy performance, and overall landscape quality relative to the existing condition. Replacement planting will meet or exceed municipal policy requirements (2:1 where applicable), with final quantities determined following arborist review. New plantings will prioritize climate-resilient native or regionally appropriate species and will be strategically located to maximize long-term canopy benefit and survivability.
9. Does the development retain or enhance the urban forest? How does the development help mitigate the loss of tree cover? Y Replanting plan focused on strengthening the long-term urban forest. Replacement species will be selected for climate resilience, canopy potential, and suitability to site conditions. Planting locations are intentionally positioned to maximize future shading of hardscape areas and building facades to help mitigate heat gain over time.
10. Does the development employ other water conserving measures that would promote the reuse of rainwater and water storage for irrigation? Y Permeable driveway and patios will keep water in the ground to reduce landscape watering needs and reduce the outflow to storm system
11. Will site remediation, preservation or enhancement of the natural environment be part of the development process? Y Enhancement of existing is always a goal however this lot was previously rear lawn area and is largely cleared of any growth.
12. Does your project face any unique site constraints that limit environmental sustainability achievement? N
13. How does your development intend to manage construction waste? (e.g. reuse of existing building or building materials during construction, recycling building materials during demolition, etc.) Y Built green principles of waste management, no large bins on site, all materials will be organized and recycled or disposed at hartland with individual trips. This has become a standard for my construction methods.
Climate Adaptation
14. Does the development include climate-sensitive design features to minimize the impacts of flooding, wildfire, wave action and erosion? (i.e. meet the setbacks from watercourses/shoreline, FireSmart principles, etc.) N/A

45. Was the development modified as a result of public input? Y Yes, bioswale along frontage was requested and has been included in discussions with engineering. Other ideas such as use of permeable materials and carbon reduced design and construction strategies were also discussed and incorporated.
