TECHNICAL REQUIREMENTS OUTLINE FOR A MEDICAL CLINIC

This document outlines the key technical requirements for the design and construction of a comprehensive medical clinic, encompassing primary care, specialist services, allied health, and an on-site pharmacy. The focus is on creating a functional, safe, private, and accessible environment for both patients and staff.

1. Clinic Layout & Functional Areas

• Reception and Waiting Area: Shared with other clinical groups
  • Comfortable, and well-lit.
  • Designated areas for check-in/check-out.
  • Child-friendly waiting zone (optional).
• Medical Exam Rooms:
  • 8 exam rooms
  • Each room to include exam table, sink, counter space,
  • Multiple electrical outlets
  • Approx 120 SF
• 1 Procedure Room:
  • Dedicated room for minor procedures (e.g., wound care, minor excisions).
  • Enhanced lighting, sterile storage, and easy-to-clean surfaces.
• Allied Health Consult Rooms:
  • 2 flexible rooms for social work, counseling dietetics, etc.
• Staff Workstations/Offices:
  • Administrative office for clinic management.
  • Workstations for nurses, medical assistants, and administrative staff.
  • Adequate storage areas

2. Privacy and Acoustic Controls

• Soundproofing:
  • High STC (Sound Transmission Class) rated walls, doors, and ceilings between exam rooms, consultation rooms, and private offices (minimum STC 50-55).
  • Sound-absorbing materials in waiting areas and corridors to reduce ambient noise.
• Door Seals:
  • Doors to all private consultation and exam rooms to have effective acoustic seals at the bottom and sides.

3. Accessibility

• Overall Clinic Accessibility:
  • Wide corridors and doorways throughout the clinic.
  • Accessible reception counters.

4. Staff Facilities (Shared with other clinical groups on pro rata basis)

• Staff Washroom:
  • Separate from patient washrooms.
• Lunch Room:
  • Kitchenette facilities including sink, refrigerator, microwave, and dishwasher.
  • Adequate counter space and storage.

5. Medical Grade Specifications

• Medical Grade Plumbing:
  • Hands-free faucets in exam rooms
  • Backflow prevention devices on all water lines.
  • Durable, easily cleanable sinks (e.g., stainless steel, solid surface).
  • Hot water at appropriate temperatures for infection control.
• Medical Grade Flooring:
  • Slip-resistant properties.
  • Durability for high-traffic areas.
• Medical Grade Paint:
  • Low VOC (Volatile Organic Compound) paint to ensure good indoor air quality.
  • Antimicrobial and washable paint finishes in clinical areas.
  • Durable and scuff-resistant.
• Medical Grade Lighting:
  • Uniform, glare-free illumination in all areas.
  • High Color Rendering Index (CRI) lighting in exam rooms (CRI > 90) for accurate diagnosis.
