Other, describe: The development provides amenities for it’s tenants but not the public at large, however we are working on the possibility of an of leash dog park in the south east corner of the property that will be accessible for the public. |
| 5.13 How does the development create or enhance local food production and food securing? | Describe: It does not | |
| 5.14 Does the development incorporate space for public gathering and activities (e.g. courtyards, communal gardens, play areas, benches, shaded areas)? | NO | Describe: No, it is private space for the enjoyment of the tenants with the exception of the potential off leash dog park. |
| 5.15 How does the proposed development enhance the streetscape? | Describe. Currently the streetscape is a combination of dilapidated motel buildings and littered with junk. The new buildings are well articulated, with greenspace sets backs from street, and provide individual entrances for each ground floor street frontage unit onto the street/ Large balconies and patios will provide usable outside space for the residents a much-needed streetscape improvement. | |
| 5.16 How have residents and community stakeholders been involved in the planning and design process? | Describe in detail: There were two neighbourhood meeting held prior to the application to introduce ourselves and our ideals and collaborate with neighbours to evolve the proposed development to what they could embrace. This was done in concert with the planning and engineering departments of View Royal to ensure all idea were considered and incorporated where possible. There is a third meeting scheduled with the neighbours for June 6th, prior to the COW to update the neighbours on what has been applied for, solicit comments and answer and questions they may have. | |
| 5.17 Is there something unique or innovative about your project that has not been addressed in this checklist (e.g., creation of a new zone, other descriptors)? | YES | Describe: The development achieves a very modest 29% site coverage to provide considerable green space and retained tree canopy for the property and neighbourhood in general. |
| 5.18 Do any of the Town of View Royal policies or regulations currently prevent you from implementing sustainable initiatives? | NO | Describe: |
Any general comments or additions you would like to make to any of these questions (beyond the space provided) or those questions unasked that you feel are important, are most welcome and should be typed on separate sheets (with parallel numbers to note their specific references) then attached to this Checklist.
