Dear Mayor and Councillors,
Boardwalks request for development at 339, 341 and 345 Island Hwy for 270 odd units would pour another 600 people on to a roadway that is insufficient given other developments not only in our community but Colwood, Langford and beyond. Boardwalk claims this to be a high end rental however the only thing that makes it that is the price they will be charging. People will need to share space just to afford the rent. This will expand their population to greater than their estimation. The developer will also stratify so they will be poised to sell as well. So given all that what do you want to see there?? A couple of six storey buildings with too many people or thoughtful 2 storey townhomes, with 4 storey apartments with livable green spaces, parking below and amenities that make it desirable for purchase (as that will happen) instead of it becoming a ghetto eyesore in the future. Their cookie cutter architectural design (which works for them as it saves money) does little to address what our community needs.
I also fear that council have little recourse in holding the developers feet to the fire ie what they promise and what they deliver.
Our community is not their focus but yours is.
