9 Erskine Lane Open House and feedback
Hello Mayor and council,
I attended West Urban's open house for the 9 Erskine Lane development last week. Terry Hoff, COO of West Urban, walked us around the property and went over their plans for the development.
I am appreciative of the overall approach he and his team have taken to this application of the development and their commitment to listening to the feedback from the community.
Here are a few highlights that Terry had communicated regarding their development:
- Widening of Erskine Lane would happen at the beginning of the project. This would be gravel until the street is re-surfaced and the sidewalk is built.
- Building C is set back from property line 13.5 m (22.5 m from centerline of road).
- Trees would be marked with ribbon to clearly indicate which would be saved. This would happen in a way to allow for input from the community.
- Sidewalk from Erskine to Hospital way.
- Underground two level parking to reduce the impact of construction.
- Commitment to building a park in the neighborhood.
- Clear dimensions on future applications showing setbacks, dimensions, etc.
Terry had talked about the round-about design possibly having a dedicated right turn lane from Erskine onto Watkiss. He has expressed willingness to consider the option and give up the property required to facilitate the turning lane. This would have to be studied by the View Royal staff.
In general, there seems to be quite a few mature trees retained between the property line and building C. The 13.5 m setback is helpful in this regard. This helps with screening between the development and our townhouses on 14 Erskine. Terry had also mentioned we could discuss the possibility with getting his team's help to plan a privacy hedge on our property.
We had a look at the park at the end of Game Road and we would be in agreement in developing a park in this area. We think there would be minimal, if any, impact to the mature trees in this park. There is a significant area that could be developed if blackberries and Scotch Broom were cleaned out of it.
I am still concerned with the density of the development and overall load on Erskine with all the properties having approved or future development. I understand that this property will be developed and I appreciate the work being put into this application to preserve as much of the natural habitat as possible. I also appreciate the efforts to ensure the safety of the current residents during construction.
