Following the 9 Erskine Lane meeting on September 15, 2020 there are issues that we would like the council to follow up prior to the next meeting with WestUrban Developments.
If 8 metres to building A from the property line of 9 Erskine Lane is to include the road widening, side walk and bicycle lane, then there will not be room for the mature Douglas Fir trees facing our property. We have looked at their new landscape design but it is not clear. (Page 14 and 18 of new proposal). We would like to see exactly what trees are staying and mark which ones are being removed.
We are concerned that what is being shown on their landscape design rending is not what we will be looking at after completion from our front door. A five storey building only 25’ away from the new sidewalk is still going to be towering over us! It will be very upsetting to us to see those tall mature trees removed. Planting hedges along the south side of building A alone is not sufficient. There needs to be a minimum height requirement for the replacement trees. Ideally building A will be built further back from the property line so the mature trees can remain.
Five storey buildings are still too high for buildings A&B. Four storey buildings will be more acceptable. The buildings will blend in more to the landscape rather than towering above them. It will address the density issue and reduce the number of vehicles on Erskine Lane which is of course, the main concern to all the residents here.
Visitor parking along Erskine Lane also needs to be addressed. With the increased tenancy in this area there will be little or no room for guest parking. WestUrban’s proposal for their tenants to use public transportation, bikes and shared car rides may be a little too unrealistic in our opinion.
We plan on meeting with WestUrban when they set a presentation tent up on the site and have some other questions to bring up with them. Regarding the excavation of trees directly across from our home, height of buildings, traffic and parking along the lane, we would really appreciate your help with addressing these issues and concerns to the developer.
