2 APPROVAL OF AGENDA
June 10, 2020Applicant: Doug FoordClaims heights and densities are in keeping with recent approved developments

From: df@icic.us df@icic.us Sent: Wednesday, June 10, 2020 9:03 PM To: Mayor And Council Email mayorandcouncil@viewroyal.ca Cc: James Davison JDavison@viewroyal.ca; Lindsay Chase LChase@viewroyal.ca; Kim Anema KAnema@viewroyal.ca Subject: Eagles Nest Flier

Mayor and Council,

We look forward to the opportunity to present our application at the upcoming Public Hearing. We attach the following information as additional materials for consideration, including a summary of the key public benefits and positive aspects of the application. This flier is being distributed to every residence in View Royal over the next two days as we feel the proposed development will have an affect on all of View Royal and not just the immediate neighbourhood.

We request this flier be added to the View Royal website link as a separate document and not as correspondence please.

Please note that we had prepared a relative heights image that displays the proposal in context of the heights of neighbouring buildings. The attached new Relative Heights Diagram adds one additional height, and shows how our buildings step down to 3-storeys. You will note that we are considerably less in height than the taller buildings at Eagle Creek Village and/or comparable to many mixed-use and mixed-residential buildings in the block.

I have also attached a comparison of the number of storeys and density of other recent developments approved in View Royal. Please note that our heights and densities are in keeping with all of them. It is important to make best use of lands designated for mixed-residential development, delivering greater sustainability and efficiencies that translate to greater affordability in response to the region's urgent housing needs.

Finally, we ask that you consider the positive impact that continuation of the development industry has on job creation, support for local businesses, municipal revenues and an increased tax base, bringing long-term benefits to the community and the municipal government.

Kind regards,
