PROPOSED DEVELOPMENT SUMMARY
Two Years of Extensive Community Engagement
- Significant amount of community engagement has occurred inclusive of four Committee of the Whole meetings, three community meetings (delivered to 1,400 households) and three meetings with neighbours - a total of 10 meetings. We’ve been listening and adjusting to make a better plan.
- Plan now better responds to several key issues and balances multiple interests.
- Building massing taken off Helmcken, Burnside and Hidden Oaks.
- Attractive, welcoming streetscape improvements on Helmcken and Burnside with townhouse-style individual unit entrances facing the street.
- A welcoming gateway provided on the Helmcken / Burnside corner.
- Quality design, with stepped approach similar to 242/244 Island Highway (Council approved).
Immediate Neighbours – Hidden Oak Townhouses
- Five townhouse units on bordering property line.
- Reduced height on bordering property line to 4 storeys.
- Increased setback on bordering property line from the required 4 metres to an average of 16.4 metres.
- Retention of all the mature trees along Hidden Oaks and ALR to preserve privacy.
- Spread the buildings out to allow significant green space between the two buildings bordering Hidden Oaks.
- Designed development to access only off Burnside and not take advantage of registered Right of Way over Hidden Oaks for access.
