Community Benefits
- Significantly increases revenue to the Town of View Royal, offsetting future anticipated tax increases.

- Provides a focal point for the northern gateway to View Royal featuring a corner plaza complete with extensive landscaping, rain garden, pergola, seating and community bicycle repair station.
- Offers “eyes on the street” by way of townhouse front-doors located on street frontage.
- Provides seniors with accessible units allowing for aging in place within their community.
- Creates a completely “walkable” opportunity to services, shopping, three parks, YMCA, and Victoria General Hospital.
- Supports local business by significantly increasing customer base for the stores and services at Eagle Creek Village Shopping Center and local restaurants.
- Offers access to Trans Canada Hwy, a well-serviced transit hub, and a regional pedestrian/cycling commuter corridor (Galloping Goose Trail).

The Development
- Eagles Nest development proposal is consistent with the Official Community Plan (OCP)- no amendment or variances required.
- 1.5 FSR is below the maximum potential density of 1.6 FSR of the OCP and consistent with other recently approved multi-family applications in View Royal.
- Compared to most developments which offer 80% parking under the building (yet above the ground), this development offers 100% of parking underground.
- Development offers interior green space/court yard for seniors, families, children, and pets.
- Development offers 84 x 1-bed, 140 x 2-bed and family-friendly 22 x 3-bed units for a total of 246 ( no studios or bachelors) with 338 underground parking stalls and 252 bicycle spaces.
- Resident amenities support alternate transportation modes including $500 rebates on electric bikes, e-bike charging, EV charging, and car share services.
