DEVELOPMENT VARIANCE PERMIT 2021/04

PURPOSE To vary lot width to facilitate a boundary adjustment

Existing lot

Transfer of ~200m² to 2675 Myra Place

The purpose of the subdivision is to shift a strata lot line. The subdivision would be pursuant to the Strata Property Act. The original Strata Lots would receive new Strata Lot numbers but remain part of the original Strata Plan.

Area Summary:

  • Proposed SL 18: 977 square metres
  • Proposed SL 19: 3437 square metres
  • SL 10 original area: 698 square metres
  • SL 11 original area: 3716 square metres
Required Lot Width Existing Proposed Extent of variance

The proposal can be supported because:

  1. There would be no streetscape impacts as the property is on private strata road.
  2. Adequate access to 2679 Myra Pl is maintained.
  3. The strata corporation has provided written approval.

RECOMMENDATION:

THAT Development Variance Permit Application 2021/04 be approved as per the report dated February 23, 2022 from the Senior Planner titled “Development Variance Permit Application 2021/04 – 2679 Myra Place”;

AND THAT Development Variance Permit Application 2021/04 include the following variance:

  • Variance to the minimum lot width requirement within Section 7.3.4 of Zoning Bylaw No. 900, 2014 from 15.0m to 6.3m.
