Council strongly needs to consider the pace of densification and the lack of associated infrastructure upgrade associated with the building on the Island Highway.
Critically, there has been no upgrade to View Royal Ave or the associated cross streets behind the densified corridor with the street remaining quite narrow and without sidewalks. There has been a significant increase in the amount of foot traffic on these roads due to the increased number of units on the Island Highway and with the natural blind corners/hills there is the increasing likelihood of an accident occurring.
With regards to this variance application, there cannot be consideration for fewer parking spots. Council cannot ignore the reality that many families still have 2 cars per household and the fact this development application already has significantly less than 1.5 parking spaces per unit indicates that there may be significant overflow with cars parking on nearby side streets (namely View Royal Ave). This street cannot currently accommodate parking on opposite sides without narrowing to the point of single alternating; with the blind corners/hills this is a substantial risk for vehicular and pedestrian accidents.
Cast aside the idealistic assumption that people are decreasing cars per household in favour of more environmentally friendly modes of transportation; acknowledge the risks with higher traffic/parking on the associated side streets without the appropriate upgrades and deny the variance. In fact, either the developer needs to be pushed to increase available parking for this project or Council needs to push for a safety upgrade to the associated side streets.
File it for fair warning; remember these streets can be easily driven by all on council considering they’re less than 1km from city hall.
