My name is Gary Mathies and I reside at 333A Stewart Avenue, immediately north of 335 Stewart Avenue. My wife (Bernice Garry) and I are OPPOSED to this Rezoning Application 2022/04.
The implementation of Zoning Bylaw No. 900, 2014 was brought forward, discussed and passed to control the intrusion of over-large homes into established residential neighbourhoods. Below are some of our concerns regarding this application.
In the 'Details of proposed addition' on page 368 of 416, the proponent suggests that " no existing mature trees are affected only a cedar hedge might be displaced during construction then replanted - -". We disagree.
- these cedar trees will definitely need to be removed as they are currently about 1.7+ metres inside the property line.
- there are also a number of mature trees 1.7 to 2.0 metres inside the property line that line up with this hedge and form a 'Buffer Zone, a naturally vegetated strip of land to screen view and sound'.
- this includes- maple tree, mature, 80 years old, 60 feet tall (the shade from this tree controls heat in our home)
- holly tree, mature, 40 years old, 20 feet tall
- three or four tall slim deciduous trees with burgundy leaves, 25 feet tall, 10 years old
- two ornamental deciduous trees, 25 feet tall, 10 years old
- one evergreen tree, 20 feet tall, 10 years old
- appx 12 cedar hedge trees, 10 to 12 feet tall, 10 years old
- All of these trees will need to be cut down if the hedge is cut down. It forms a beautiful park-like setting when combined with the trees on 333A Stewart. It would be like cutting down a small forest.
On page 361 of 416, there is a rendering showing the originally proposed house back in 2010. It appears to be set back considerably more than 2 metres which would make sense on such a large property. We are wondering why the same thought process would not apply now, yet the new addition is proposed to go all the way to 2 metres of the property line.
The proponent is suggesting the building of a 4000 sq. ft. addition to his existing home. This addition is appx 80 feet by 30 feet in size and the proposal would be to insert it between two existing homes (335 and 333A). The addition alone is larger than all surrounding homes in the area.
We believe that Mr. Richards should indeed be able to build an addition to his home, just not so large and intrusive.
As of the date of this letter, Mr. Richards has not approached us on his proposal.
I LEAVE ON A PRE-BOOKED HOLIDAY FROM AUG 25 TO SEPT 17 so will not be able to reply if this comes to council during these dates.
