Site Visit Date: August 5, 2025

Proposed Variances:

  1. Increase to the maximum height of a detached residential building from 7.5m to 8.0m.
  2. Reduction of the minimum front lot line setback for a principal building from 7.5m to 6.4m.
  3. Reduction of the minimum location of accessory structure from the natural boundary of the sea from 15.0m to 0.0m to permit an elevated wooden walkway.
  4. Reduction of the minimum rear yard setback for an accessory structure from 1.2m to 0.0m to permit an elevated wooden walkway.

Are there any shadow concerns? No. The variance would increase the building height by 0.5m. The proposed building would be lower than the neighbouring dwelling at 2820 Shoreline Drive and screened from the lower neighbouring dwelling at 2816 Shoreline Drive by a new cedar hedge.

Are there any tree impacts on neighbouring properties? No. The proposed building will comply with setback requirements. There are no trees on neighbouring properties that would be affected by the siting variances.

Are there any privacy/overlook impacts? No. The proposed detached dwelling with the increase building height would be screened from abutting property at 2816 Shoreline Drive by a new cedar hedge.
