Dear Mayor Tobias and Council,
I have been following the SSMUH policy as I own a property in View Royal. I also grew up in the community working at VGH for 12 years in critical care and played my youth sports at Helmecken Park. When the province brought forward the SSMUH policy I saw this as an opportunity to build a more inclusive and affordable housing option than single family homes.
However, I am concerned now that View Royal is limiting the size of these homes too 1000 sqft a unit in size. The same size as the current single family homes zones. This will ensure townhouses are now not an option in View Royal under new SSMUH regulations if passed by council.
I understand most of council does not agree with many of the provinces plan that may cause an increase in house supply. But limiting the size to the SSMUH homes while still allowing large single family homes during a housing affordability crisis will greatly restrict the type of dwellings and miss a huge need for the community.
I hope you will reconsider this option and allow townhouse sized homes rather than small condo buildings of 1 and 2 bedroom units. On top of this the financial numbers currently do not work to build these smaller unit sizes which will lead to housing targets needed to be met through other areas of the Town.
