Building Type: Single-Family Dwellings and Duplexes Building Age: pre-1950 Target: Every demolition permit for a residential building constructed in whole or in part before 1950 must include a green demolition condition, requiring that the building be subject to demolition resulting in the reuse or recycling of not less than 75% of all building materials, by weight, excluding hazardous materials. Every demolition permit for a character residential building constructed in whole or in part before 1950 must include a green demolition condition, requiring the reuse or recycling of not less than 90% of all building materials, by weight, excluding hazardous materials. In addition to the green demolition condition, every demolition permit of a residential building constructed in whole or in part before 1910, or demolition of a heritage listed residential building constructed in whole or in part before 1950, must include additional green demolition condition, requiring that the residential building be subject to demolition by means of deconstruction, resulting in the salvage of at least three (3) tonnes of wood). |
Department: Environmental Services Staff: 2-3 FTE handle applications. Demolition applications are not their sole task. Process: • This process is staff intensive as a lot of documentation is required. • Demolition permit applications with a green demolition condition must submit a compliance report confirming the demolition, and provide record of the removal, reuse, recycling, salvage and disposal of building materials. Salvage Requirements: • Refund of securities is based on the recycling rate achieved. • If the applicant meets or exceeds the target, they receive a full refund. However, if the target is not met, the applicant receives a partial refund based on Appendix B of the bylaw. |

Salvage Requirements: • Refund of waste diversion security deposit is based on the amount of wood salvaged during the deconstruction process. • If the applicant meets or exceeds the target, they receive a full refund. However, if the target of 3.5kg or 2.6 board feet is not met, the applicant receives a partial refund based on Schedule A of the bylaw. |
