RE: BYLAW COMPLAINT NO. 2024-363 – 315 STEWART AVENUE
A final inspection was booked for 315 Stewart Avenue March 31, 2023. The Town of View Royal’s Building Inspector arrived around 10am and was accompanied by the owners during the inspection. All deficiencies were noted and discussed, and at that time, a final Occupancy Permit was not granted as not all work had been completed. Of note, access from the basement sliding door was not complete as it involved retaining walls (this work is under BP 2741). The window wells also had not been formed and poured. Currently these areas are sealed up and made safe from the weather.
The formal complaint submitted highlighted concerns that the owners were occupying the dwelling without a formal Occupancy Certificate being issued. The other concern was that there was not an active building permit.
During the inspection, it was noted that there were no life safety concerns preventing the owners from occupying the house during the remainder of construction as long as the conditions listed on the Conditional Occupancy were observed.
As of today, all permits associated with this property are in good standing and there has been no deviation from the conditions required.
