Details of item to be added: Include new report section for: OCP amendments / new developments. Impact Mitigation on Surrounding Neighbourhoods..

Besides information of FSR = units /ha, contours, inclusion of adjacent properties, loss of mature trees, vehicle traffic flows, there are other important variables.

EG, the Active Transportation Plan principles (safety, comfort, efficiency) are very useful in assessing the project pros/ cons... BEYOND just the site frontage. Recent OCP amendment proposal: Inadequate bus service, and lack of bike lanes and sidewalks cannot be ignored on side streets. How do we mitigate traffic impacts when Island Highway congested?

What are the costs to add bike lanes, sidewalks, speed humps, bollards (Burnett, Jedburgh, Pheasant Lane, View Royal Ave, Prince Robert)? 100m of sidewalk and storm water on View Royal Ave is how much? What of building new trails (Heddle), expanding current park space (Harbour), paying for the additional police officers? (provide additional information as an attachment if required)

List any attachments: A revised sustainability checklist that includes "Impact Mitigation" MAY assist, provided that it isn't just completed by the applicant but also evaluated and objectively scored by staff... and summarized (perhaps as a table) in the staff report.
