K-Star Home Improvement Ltd. #308-50 Songhees Victoria, BC V9A 7J4
Attention: John Koren
Boulevard Transportation, a division of Watt Consulting Group, was retained by K-Star Home Improvement Ltd. to conduct a review of the impacts of traffic for the seven lot subdivision on Bishan Place in View Royal.
Trip Generation
The proposed development (single family residential) will generate 5 vehicle trips during the AM peak hour and 7 vehicle trips during the PM based on the ITE’s Trip Generation Manual 9th Edition.
Table 1 summarizes trip generation for the new development.
Table 1: Peak Hour Trip Generation (Proposed Development)
| ITE Code | Land Use | Unit | Trip Rate | Trips In | Trips Out | Total Trips |
|---|---|---|---|---|---|---|
| 210 | Single Family | 7 | 0.75/unit (AM) | 1 | 4 | 5 |
| 1.00/unit (PM) | 4 | 3 | 7 |
Traffic Volumes
Traffic counts were undertaken by Boulevard Transportation on Bishan Place at Burnett Road during the AM and PM peak hour on April 7, 2015. Traffic volumes on Bishan Place were measured at 10 vehicles during the AM peak hour and 12 vehicles during the PM peak hour. With the development traffic, the volumes on Bishan Place will increase to 15 vehicles during the AM peak hour and 19 vehicles during the PM. See Figure 1 for a comparison between the existing and post development traffic volumes on Bishan Place.

Conclusion / Recommendation:
The proposed site will generate 5 vehicle trips during the AM peak hour and 7 vehicle trips during the PM peak hour. Bishan Place (site access road) will remain as a low volume road with the development trips added.
