To whom it may concern,

This letter report is in response to a request by the Town of View Royal for an assessment on the intrusion of a secondary building (boat house) into a development permit area further described in a letter by the owners dated June 23rd 2015. This letter describes both the particulars and the reason for the intrusion. An overview map, a detailed map showing the boat house as well as a typical picture of the site is presented in Attachments I-III respectively. As a result of the 10 square feet intrusion into the Development Permit Area (DPA) by the boat house structure, The Town of View Royal asked the landowner to provide an opinion by a Professional Biologist as to what the implications were of said intrusion. As a result, Cascadia Biological Services was tasked by the land owners to provide an assessment as to the potential environmental implications. Cascadia Biological visited the site in early June to determine if the boat house was negatively impacting the marine foreshore environment or may have an impact in the future. From my assessment of the structure, Cascadia determined that there are no environmental impacts associated with it nor will there ever be associated with the structure. As it sits now, the structure provides some overhead cover for a variety of marine and upland wildlife and has not resulted in any significant disturbances to the existing upland vegetation.
