Dear Sirs and Madame’s,

I'm wishing to add a small deck on the south side or waterfront side of my cabin at 263 View Royal Ave. There are many benefits to adding a deck to the cabin outside of just the visual appeal.

The deck would not be visible from my neighbors on the left, and to the right is an empty lot. The empty lot would have a minimal side view of the deck as its separated by a large tree and other growth. The deck would in no way disturb the privacy or view of my neighbours. There would be no heavy machinery required for the build of the deck. The four posts that are needed would all be dug with pick and shovel. The environment would be respected at all times and any dirt removed between cabin and retaining wall will be carried by bucket and placed higher on property. All lumber being cut will be done higher on property to prevent dust and debris in sensitive area. Also any staging of material will be kept out of this area. As prior agreement with neighbor no work will be done on Sunday or past 6pm.

The current space between the retaining wall and cabin is unusable and only provides a unsheltered walkway to the pump station. Having the deck would allow me to possibly move and raise the pump’s electronic panel underneath the deck which would easier to service, keep dry and lengthen life of components. This was highly recommended to me by owner Dan Osborne from Osborne hydronic pumps when they were servicing the pump as ownership of pump was no longer View Royal’s and had become mine.

After seeing Aqua Tex's report, it is confirmed to me that the deck would be a benefit as it would provide protection from erosion to the hillside. As also outlined in their report, none of the plant or growth would be adversely affected by the addition of the deck.

I have a small child and elderly family members that can’t always enjoy the outdoor space such as the beach and the yard. A deck would provide a safe place for them to enjoy the outdoor space.

As I grew up in View Royal I have always hoped to raise my own family here. With saying this, I purchased this home three years ago and have planned on spending the rest of my life here.
